Available January 2018 – Office space in historic (circa 1932) 1808 Wedemeyer Street, Suite 200. This Georgian Revival style structure once served as a dormitory for 60 nurses who worked at the adjacent hospital.

Suite 200 is a second floor space that comprises 5,319 rentable square feet. Basic layout includes a central hallway with office space on the north and south sides. Approximately twelve private spaces may be configured as office, conference or multi-purpose uses. Tenant has access to a shared kitchenette on the floor, as well as bicycle storage and shower on the garden (basement) level.

Suite 200 will be leased in its entirety and is not divisible.

The Public Health Service District is located in the southwest quadrant of the Presidio near the 14th Avenue Gate at Lake Street. Its history dates from the 1870s when a marine hospital was built here to serve international sailors. In 1921 the original wood-frame buildings were replaced by a gracious 36-acre campus that included a main hospital building, nurses’ quarters and support buildings.

1808 Wedemeyer Street was the first registered historic building in San Francisco to be gold certified in the LEED-CS (Leadership in Energy and Environmental Design - Core and Shell) category as awarded by the U.S. Green Building Council.

Today the district hosts a lively mix of homes, workplaces, and cultural destinations with the park’s wild southern hills as the backdrop. The Public Health Service District is recognized as a “green neighborhood” by the U.S. Green Building Council’s new Neighborhood Development program (LEED-ND). It may be the first LEED-ND neighborhood in the country that is also a part of a National Historic Landmark District.

1808 Wedemeyer Street is located near Muni bus lines and is the first stop on the PresidiGo Around the Park Shuttle which connects to the PresidiGo Downtown Shuttle route. The building is conveniently located near Highway 1 with easy access to the Golden Gate Bridge. Metered parking is available beside the building.

The Presidio Trust leases commercial space within the Presidio, a national park. Pets, emotional support animals, comfort or other therapy animals which are not considered service animals by the American Disability Act (ADA) are not allowed on premises. Service animals trained to aid a person with a specific disability per the ADA are allowed in the Presidio’s commercial buildings.


Tenant pays for parking, insurance, telecom and data. Basic office utilities and Service District Charge (SDC) are included in monthly rent in the first year of tenancy. SDC is a reimbursement to the Trust for a portion of municipal services such as police, fire, and emergency services, and road and other infrastructure maintenance. Tenant pays a pro rata share of any increase in building's operating expenses after first year of occupancy.


$1.50/RSF per year (up to $10/RSF) for each year of the initial term to procuring broker, payable half 30 days after lease execution and half 30 days after occupancy. Procuring cause will include, but not be limited to the following:
Broker must accompany the clients on the initial visit to the Presidio;
Broker must provide written confirmation of an agreement between broker and tenant;
Broker must have a continuing involvement in the transaction.
