Construction Manager

Manages and assists in-house project management and construction management project staff to facilitate successful project completion from planning to implementation, including budgeting, value engineering, feasibility, bidding, procurement and scheduling throughout the pre-construction and construction processes, turn-over, and close-out; and manages projects that include but are not limited to historic and non-historic, residential and commercial building rehabilitation, additions, new construction, building demolition, tenant improvements, utilities and infrastructure, site development and landscape. Negotiates revisions, changes orders, additions, deletions and other construction related issues to contractual agreements with architects, consultants, clients, suppliers and subcontractors for maximum effectiveness while minimizing delay and costs; manages the change order process and monitors the construction process to anticipate difficulties, resolve issues early, and keep the work flowing; obtains all necessary regulatory approvals, building permits, excavations permits and any other licenses or permit required to perform the work; assures that all contractors, subcontractors and other participants fully understand the project’s design and requirements at every stage; coordinates with in-house and contracted architecture and engineering design professionals during all project phases; assists Project Manager to assure adherence to elements of a signed development agreement and associated land lease between the Presidio Trust and the developer; and assists Project Manager to assure compliance with all development obligations of the Trust and the developer. Full-time term position with benefits not to exceed three years.

Requires bachelor’s degree in architecture, construction management, professional engineering, civil engineering, or construction engineering; 5 years of related experience with construction projects involving renovation, tenant improvement, and new construction for projects greater than $1 million in both public and private sectors; demonstrable experience in preparation/review of preliminary and detailed construction schedules, budgets, and cost estimates; and solid computer skills with proficiency in Microsoft Office: MS Project, Word, Outlook, PowerPoint, and Excel. Prefer advanced degree in architecture or construction management; and project experience with renovation, rehabilitation or historic preservation. The work requires visiting construction sites and adhering to basic job site safety practices.
