Property Description
 
The Presidio Trust is now offering for lease 116 Sheridan Avenue, approximately 2,614 rentable square feet. This stand-alone building is offered for office, cultural and/or educational use(s). This space is not offered for child care or preschool or K-8 uses.
 
This historic (circa 1885) building was constructed as a residence and store for the post sutler. A forerunner of the modern post exchange and commissary, the sutler sold tobacco, beer, civilian clothing, and other items that were not supplied by the quartermaster’s general issue. The Army bought the building in 1892 and moved it to its present location to make room for neighboring Building 101, one of the iconic red brick Montgomery Street Barracks. Building 116 was converted into noncommissioned officers’ quarters. Later it housed offices, including those of the chaplain.
  
The building is a restrained example of the Stick or Eastlake Style without the bay windows typical of San Francisco Victorian houses. The interior staircases, ceiling medallions, and wood paneling are largely intact, and the space has been improved with hardwood floors.
 
Sheridan Avenue is located on the Main Post in the “heart of the Presidio.” With more than 100 buildings, the Main Post is like a small town center that complements the park’s forest, trails, and wild open spaces. Its significant history, iconic buildings, and magnificent bay views create an inspiring and creative atmosphere.
 
The Presidio Trust is revitalizing the Main Post, bringing back its lively character and creating new opportunities for the community to experience its history and culture. The Main Parade Ground was recently re-landscaped as an inviting public open space. The Inn at the Presidio, the park’s first lodging facility, is now open on nearby Moraga Avenue. The Main Post also features a Transit Center, the Presidio YMCA, and restaurants, with new visitor destinations expected soon. The free PresidiGo Downtown and Around the Park Shuttles connect to MUNI and most Golden Gate Transit bus lines. The Crissy Field waterfront is a short distance to the north.​
 
Expenses
In addition to base rent and parking, tenant is responsible for all operating expenses including utilities, insurance, maintenance and the Service District Charge (SDC). SDC is a reimbursement to the Trust for a portion of municipal services such as police, fire, emergency services, road and other infrastructure maintenance. Current SDC is estimated at $4.58 per rentable square foot, per year, subject to annual adjustment.
Commission
$1.50/RSF per year (up to $10/RSF) for each year of the initial term to procuring broker, payable half 30 days after lease execution and half 30 days after occupancy. Procuring cause will include, but not be limited to the following:
1. Broker must accompany the clients on the initial visit to the Presidio;
2. Broker must provide written confirmation of an agreement between broker and tenant;
3. Broker must have a continuing involvement in the transaction.
