Historic Theatre Available for Development

Property Description
​The Presidio Trust is offering the opportunity to lease, rehabilitate, and expand one of the park’s most beloved cultural destinations, the historic Presidio Theatre.
 
Built circa 1939 by the Works Progress Administration (WPA) and the War Department Motion Pictures Bureau, the theatre presented film screenings and live entertainment to Presidio soldiers and their families for a half century. The theatre was constructed in the Mission Revival style. Its interior features simple Moderne styling with curved walls and streamlined moldings. Comedian Bob Hope entertained the troops from the stage during World War II.
 
The Trust is seeking proposals to reuse the theatre for its original purpose as a venue for performing arts and/or film. As a film venue, independent and/or community-oriented programming is preferred. Limited new construction will be considered if necessary to ensure the theatre’s functional or financial success, in keeping with the Main Post Update to the Presidio Trust Management Plan and other applicable planning documents and guidelines.
 
The theatre is envisioned to once again be a significant cultural destination within the Main Post, the historic heart of the Presidio. The Presidio Trust is revitalizing the Main Post, bringing back its lively character and creating new opportunities for the community to experience its history and beauty. The Main Parade Ground was recently re-landscaped as an inviting public open space. The Inn at the Presidio, the park’s first lodging, opens in mid-2012. The Presidio Officers’ Club and Heritage Center will also soon reopen following a full historic rehabilitation.
 
The Main Post also features a transit center, the Presidio Community YMCA, an Archaeology Center, a Visitor Center, and restaurants, with new visitor destinations expected soon. At the completion of Doyle Drive construction, the Main Post will be connected to the Crissy Field northern waterfront via a bluff featuring ten acres of new parkland. The bluff will feature public places to gather with views of the bridge, the bay, and the Presidio’s forested ridges.
Expenses
In addition to base rent and parking, tenant is responsible for all operating expenses including utilities, insurance, maintenance and the Service District Charge (SDC). SDC is a reimbursement to the Trust for a portion of municipal services such as police, fire, emergency services, road and other infrastructure maintenance. Current SDC is estimated at $4.58 per rentable square foot, per year, subject to annual adjustment.
Commission
$1.50/RSF per year for each year of the initial term to procuring broker, payable half 30 days after lease execution and half 30 days after occupancy. Procuring cause will include, but not be limited to the following:
1. Broker must accompany the clients on the initial visit to the Presidio;
2. Broker must provide written confirmation of an agreement between broker and tenant;
3. Broker must have a continuing involvement in the transaction.
Tenant Selection Criteria
Responsiveness to the Trust's stated project objectives in the Request for Proposals.
 
Consistency with the planning principles and preferred uses articulated in the Presidio Trust Management Plan, contribution to the visitor experience, and responsiveness to the general objectives of the General Management Plan Amendment for the Presidio.
 
Compatibility with the proposed "Guidelines" in Appendix B of the Request for Proposals.
 
Qualifications and experience of respondents including: experience with similar projects, quality of past projects, qualifications of team members, experience in historic building rehabilitation, and experience using environmentally-sustainable building techniques.
 
Financial capability, based on overall financial track record and strength of current relationships with financial institutions. Proposals will also be evaluated on business terms, respondent's ability to raise capital for the project, and the business plan and economic proposal.
