Property Description

The Presidio Trust is now leasing a unique, recently constructed restaurant/café space at 215 Lincoln Boulevard. Located at the Presidio Transit Center on the historic Main Post, Building 215 is a highly visible and prime location for a café, coffee shop, or visitor-serving retail establishment.

 

Indoor space comprises approximately 1,484 feet; outdoor patio seating comprises approximately 813 square feet, with the potential for expansion. This building is adjacent to public restrooms, visitor information kiosks, and a bus waiting area. The location is the front door to the Presidio’s Main Post. Visitors are drawn to this location for food and information. The Trust is seeking a food service or visitor-serving retail provider to welcome the public and contribute to an exceptional park experience.

 

215 Lincoln Boulevard is in close proximity to Crissy Field, the YMCA, a post office and bank, and trails and recreation. The free PresidiGo Downtown Shuttle operates weekdays, connecting the Transit Center to major downtown transit points, including BART and the Transbay Terminal. PresidiGo serves Presidio commuters, visitors, tenants, hotel guests, and employees. The monthly shuttle ridership ranges between 20,000 and 26,000 rides. The Transit Center is also served by the PresidiGo Around the Park shuttle which connects to Muni bus lines 28, 29, 41, 43, and 45 and many Golden Gate Transit bus lines. The operator of Building 215 would be required to sell Clipper transportation cards and newspapers, as well as to provide directions and assist the public with questions.

Doyle Drive is being replaced by the new Presidio Parkway, which connects travelers to the Golden Gate Bridge. The section of new parkway adjacent to Building 215 will include a dramatic bluff overlook and landscaped pedestrian walkway connecting the Main Post to Crissy Field.

Please include a brief business plan, summary of concept and operations (include a menu and hours of operation), responses to the tenant selection criteria, outline of the ownership entity's prior operating experience, key management team, description of proposed improvements, capital budget for the project, and source of funds, and company financial statements (balance sheet and income statement for the most recent period).

Expenses
In addition to base rent, the tenant is responsible for all operating expenses including utilities, insurance, maintenance, and the Service District Charge (SDC). SDC is a reimbursement to the Trust for a portion of municipal services such as police, fire, emergency services, road and other infrastructure maintenance. Current SDC is estimated at $4.58 per rentable square foot, per year, subject to annual adjustment.

  • Business proposal and demonstrated ability to contribute to the Presidio's financial viability: The Presidio Trust sustains the Presidio with revenue earned from leasing the Presidio’s buildings.
  • Compatibility with the Presidio Trust Act, responsiveness to the Presidio Trust Management Plan (PTMP), the General Objectives of the General Management Plan Amendment (GMPA), and the Main Post Update: The Presidio Trust has engaged the public in developing its vision for the Presidio and in planning for how the park will operate and be sustained. The Trust’s planning documents reflect the public’s input and the Trust’s core values.
  • Contribution to the visitor experience: The Presidio Trust is seeking food service and visitor-serving retail to help us welcome the public. The Presidio is a unique national park site with a community of more than 8,000 people in the park, and an adjacent dense residential area. Community is one of the Trust’s core values. The proponent is asked to describe how the proposed operation will serve the Presidio and local community as well as welcome visitors to the park and enhance their visit. Customer service is key to a great park experience; please describe how the proposal will foster a culture of great service so that restaurant/retail employees can function as park ambassadors. The Trust recognizes that the quality and identity of the food culture in the San Francisco Bay Area creates an expectation and opportunity for the Presidio and therefore aspires to establish the Presidio as a new hub for the Bay Area’s best food. Describe how the operation will help the Presidio Trust meet that goal so that all visitors to the park can experience the best taste of San Francisco.
  • Environmental Stewardship: Sustainability is a core value of the Presidio Trust. Describe how the operation will meet “green” practices, such as using locally sourced and seasonal products, and minimizing waste by recycling and composting.
